Built with the highest quality finishes, there are 79 apartments including one-, two- and three-bedroom offerings, some with an additional study. A selection of ground-floor apartments benefit from spacious terraces and for those above, there are ample balconies on which to relax and entertain.

A vibrant social life is available for those who wish to join in the many and varied activities on offer. Our staff and Resident Committee organise and run a variety of activities and recreational  programs, and special occasion celebrations. You can join in as much or as little as you desire.

Yes. This is your home. Family and friends are welcome at any time and as often as you like. Overnight stays are also supported for short-term requirements, as well as visitors’ use of the common facilities. Approval is required for extended stays.

Yes. M by Montefiore Village Rules are designed to enhance the resident lifestyle, quality of life and management of the M apartments. You will find them as an annexure to your contract.

The Retirement Villages Act has provision for a Residents Committee to be formed at M by Montefiore. Residents elect a Residents Committee to represent their interests and to provide a channel for communication between the residents and Montefiore.

We recognise the value of pets and the companionship they provide. Small pets suitable for apartment living will be considered upon application to Montefiore. Our pet policy ensures all residents, including non-pet owners, feel at home and comfortable in our community. We currently have several cats and small dogs who call M by Montefiore home.

Secure basement car parking is available for residents. Each apartment has at least one designated space and onsite visitor parking is also available.

Yes. Montefiore’s Help at Home service can support you to live independently longer in your own home, should you require assistance as you age. These will be responsive to your changing needs to maximise your independence and well-being. Services will be fee for service or government subsidised (if eligible) depending upon your requirements.

Services we offer include:

  • Clinical or allied health assistance
  • Cleaning (domestic assistance)
  • Personal care, assistance with dressing or showering and medication management
  • Respite care
  • Transportation (assistance with attending medical or other appointments)
  • Companionship and social support

Yes, all apartments have access to an emergency call service. This is monitored 24 hours a day, 7 days per week.

‘Tenure’ is the term used to describe the different types of contractual arrangements that are offered in retirement living. All forms of tenure are controlled by NSW legislation outlined in the NSW Retirement Villages Act

M by Montefiore offers a loan lease contract. This is a contract whereby Montefiore owns each residence and the resident enters into the loan lease agreement entitling them to exclusive occupation of the premises for the length of the tenancy. This type of agreement gives security of tenure, provided the tenant can continue to live independently.

Fees vary depending on the number of bedrooms in the residence.

The recurrent charges cover the day-to-day operational costs of the independent living units in M by Montefiore, including:

  • General repairs and maintenance of the buildings and infrastructure 
  • Maintenance of plant, machinery and equipment, such as lift maintenance
  • Ongoing repairs and maintenance of internal fixtures and fittings provided by Montefiore
  • Property and other insurances (excluding contents insurance)
  • Council and water rates (including water usage)
  • Garbage disposal
  • Gas
  • The courtesy bus
  • Breakfast
  • Scheduled cleaning
  • Lighting and power in the common areas
  • Cleaning of the common areas and upkeep of the grounds
  • 24/7 emergency assistance call monitoring (onsite)
  • Building security
  • Operation and use of communal facilities
  • Management of M by Montefiore (staff)
  • General administration, accounting and auditing.

You will be asked to leave a fully refundable holding deposit of $1000 to secure the apartment of your choice for 30 days. Thereafter you will pay $9000 on entering into an Agreement for Lease. You may rescind the Agreement for Lease at any time before completion occurs. The deposit of $10,000 will be fully refunded to you should you change your mind.

Full payment is due when you settle on your new apartment, and prior to taking occupancy of a unit.
